You have searched the internet and other sources and now seen a selection of properties available, a good idea on property values and on the
type of property you will be most interested in viewing. A considerable amount of driving time will be saved by having this as clear as possible.
This guide also provides information on legal and other purchasing costs which are around 10% of the purchase price , so once you make your budget ... stick to it !!
Before arriving in Spain you should have available sufficient funds for any deposits required to commence your purchase, if not you could risk
loosing a property and could cause much wasted time on all parties involved. The normal deposit amount is around 10% of the purchase price,
this could vary and may be negotiated to lower amounts although it is advisable to come prepared.

Needless to say choosing an estate agent is a big part of the buying process, make sure you deal with legal agencies, check out their credentials, their office the information they provide, their professionalism in dealing with your enquiries. It is safe to say that
placing your trust in Mr Fred Smith who owns a bar and has been on the coast for ever and a day is NOT a good idea, there have been many a sad story
from people who have wrongly elected to go down that path.....so beware.
Why view 100 properties when probably 5 is more than enough, big is not always beautiful, and you should never feel overwhelmingly pressurised to sign
on the dotted line, this is always a sure sign that the agent or sales person is only looking to make up his commission and doesn't have your best interested at heart.
Searching through data bases on the internet can be very enlightening, however at the end of the day the role of the estate agent
is most important, not only to guide you through the purchasing process but also will save you valuable time in finding a property
ideal to your requirements. Most of the agents on the coast will be offering the same properties so its mostly down to service so if your not happy with
it...change your agent.
